Moving Into Your First Home: The Complete New Buyer's Checklist
After Exchange, Before Completion
Once contracts are exchanged, your moving date is confirmed and the process enters a final sprint. Key actions in this period: book your removal company immediately (availability is limited on exchange-to-completion timescales), arrange building and contents insurance to start on completion day (it's a legal requirement from exchange), and give notice to your current landlord if you're renting.
Utilities and Services
Contact all utility providers — electricity, gas, water — and inform them of your move-in date. Ask the seller for meter readings on completion day. Arrange broadband installation as early as possible — installation lead times can be 2–4 weeks. If you're moving to a new area, research which providers offer the best service at your new postcode before choosing.
On Completion Day
Completion typically happens around midday, when the money clears and the keys are released by the seller's solicitor. Don't book your removal team to arrive before 1pm to allow for delays. Take photographs of the property's condition immediately on arrival — before any furniture is moved in. Note all meter readings.
First Week in Your New Home
Change the locks on completion day — you don't know who has keys to the existing locks. Test all smoke detectors and carbon monoxide alarms (replace batteries as needed). Locate the main stopcock (water), consumer unit (electricity) and gas meter. Check all window locks and door locks work properly.
The Important Admin
Update your address with HMRC, DVLA, your bank, your employer, your GP and dentist, your insurance companies, and on the electoral roll. Set up Royal Mail redirection for at least 6 months. Register for council tax at your new address immediately to avoid any gaps in liability records.
