How to Get Your Full Deposit Back When Moving Out
When You Move In
The check-in inventory is your first and most important layer of protection. Go through the property with the landlord or agent and note every mark, scuff, stain and damaged item. Photograph everything in detail — walls, floors, furniture, appliances, bathroom fittings, garden condition. Date-stamp all photographs. Send a copy of the annotated inventory to the landlord by email and keep the original.
During Your Tenancy
Report any maintenance issues in writing immediately — email is best. Never leave damage unrepaired and unreported. Keep receipts for any work you have done to the property. If you paint any walls, keep the paint code so the landlord can see you used the right colour.
Move-Out Preparation
The two weeks before your move-out date should include: professional cleaning of carpets (or at minimum a thorough vacuum and steam clean), cleaning of all kitchen appliances including the oven interior, descaling of bathroom fittings, filling minor wall scuffs with appropriate filler and touching up where needed, and a thorough garden tidy if applicable.
The Check-Out Inspection
Be present at the check-out inspection if at all possible. Walk through every room with the landlord or agent, comparing current condition to the check-in inventory. Dispute any new damage that you believe was pre-existing — with your check-in photographs as evidence. If you cannot be present, appoint a trusted person to represent you.
Dispute Resolution
Your deposit must be protected in one of the government-approved deposit protection schemes (DPS, MyDeposits or TDS). If a dispute arises, these schemes provide free, independent adjudication. The adjudicator will examine the check-in and check-out inventories, photographic evidence and any written communication. Strong evidence at check-in is everything.
