Research recently sold prices in the area using Rightmove's sold price data before making an offer. Aim for a price supported by comparable evidence. Once an offer is accepted, instruct a solicitor immediately — the legal process typically takes 8–12 weeks and anything that can be done early should be.
Always commission a building survey (Level 2 or Level 3, not just the mortgage valuation). A survey identifies structural issues, damp, roof condition and other significant problems. The cost — typically £400–£800 — is a small price compared to the cost of surprises after completion.
Exchange of contracts makes the purchase legally binding and sets the completion date. You cannot pull out after exchange without losing your deposit (typically 10% of the purchase price). Allow at least a week between exchange and completion to book removals and finalise all arrangements.
Completion happens when the money transfers and keys are released. This is typically midday. Don't book your removal team for the morning — completion delays are common. Photograph the property's condition immediately on arrival before moving anything in.
